Working With Builders on New Construction: Whole-Home Millwork Beyond the Kitchen

Custom modern kitchen cabinetry for new construction home by Gregory Hitchcock Design

On today’s new construction projects, cabinetry and millwork are no longer a “kitchen-only” line item—they’re a whole-home system that touches kitchens, bathrooms, mudrooms, laundry rooms, offices, and media spaces. When builders bring a millwork design partner into the process early, they gain tighter coordination, fewer RFIs, and a more cohesive final product that supports both architecture and construction sequencing.

At Gregory Hitchcock Design, our recent new construction work in Short Hills, NJ and Pawling, NY (Horse Ranch and Modern Country) shows how a comprehensive millwork scope can streamline a builder’s workflow while elevating the finished home.

From “Kitchen Vendor” to Whole-Home Millwork Partner

Many projects still treat the kitchen as a standalone package while mudrooms, baths, and wardrobes are solved ad hoc at the end of the schedule. By contrast, our role on these three new builds was defined as kitchen and whole-home millwork partner from the outset.

  • On the Pawling NY Horse Ranch, we designed and supplied kitchen, bath, wardrobe, and mudroom cabinetry as part of a full ground-up construction on a sprawling equestrian property.

  • In Pawling NY Modern Country, we extended a modern-yet-warm millwork language from the kitchen into the mudroom, home office, primary bath, guest baths, and wardrobes.

  • In Short Hills, NJ, we delivered a modern new build kitchen and bath millwork package that aligns with the architecture and supports an open-plan family layout.

For builders, consolidating these scopes with a single millwork partner simplifies purchasing, coordination, and installation—and helps the house read as one integrated design rather than a series of disconnected rooms.

How Early Collaboration Supports Builders

On all three projects, the biggest gains came from bringing millwork into the conversation before framing and rough-ins were finalized.

  • We align cabinetry elevations with window placements, ceiling conditions, and structural elements so that kitchens, baths, and built-ins feel truly integrated into the architecture.

  • Appliance specifications, clearances, and service access are coordinated once and then repeated across related spaces, which reduces RFIs and field modifications.

  • Builders receive coordinated drawings and specifications for kitchens, vanities, mudrooms, and storage, instead of juggling different vendors and design languages room by room.

This approach is particularly effective on complex homes like the Pawling Horse Ranch, where the goal was to marry modern amenities with an equestrian lifestyle across a large property.

Key Spaces Beyond the Kitchen

Treating “secondary” spaces with the same rigor as the kitchen has a measurable impact on both livability and perceived value.

  • Mudrooms and entry zones: At the Pawling Horse Ranch, we designed a mudroom to handle boots, outerwear, and everyday ranch essentials with custom cabinetry, hooks, and bench seating tailored to the family’s lifestyle.

  • Home offices and work zones: In the Modern Country project, the home office millwork is planned alongside the kitchen and living spaces, with integrated storage and work surfaces that respect both architecture and daily use.

  • Bathrooms and wardrobes: Across Pawling and Short Hills, custom vanities and wardrobes continue the same cabinetry language from the kitchen into the private zones, reinforcing a cohesive design story for the entire home.

When one team is responsible for all these spaces, builders benefit from shared material libraries, unified hardware and finish schedules, and a predictable installation sequence.
